Seminar Overview
We are experiencing unprecedented times in our regional residential, recreational and agricultural real estate markets. Even in this robust market, it remains critical to stay sharp, consistent with the fundamentals, and not overlook key aspects of the listing and marketing process. Now is a good time to review those fundamentals as well as get fresh ideas from some of the experts in the profession. With so much focus on residential and commercial listings and transactions, we want to look at the breakdown of the key components of the listing and sales process of farms, ranches and high-end luxury properties.
Participants will learn about: Legal aspects of buying and selling farms, ranches and luxury properties, preparing properties for sale, marketing strategies as well as stream and environmental considerations.

Max A. Hansen, CES, Program Co-Chair, is Managing Director of Accruit LLC. He joined Accruit after 27 years as President and CEO of American Equity Exchange, Inc., one of the first Section 1031 qualified intermediary companies in the Rocky Mountain Region. For over 40 years, Max has helped taxpayers and real estate professionals successfully complete property exchanges.
Scott M. Williams, Program Co-Chair, is a real estate broker at Swan Land Company. Hard work and solid understanding of business principles have been the foundation of success for Scott throughout his career. One cornerstone to this foundation was being raised on a high-elevation ranch in Wyoming and caring for livestock through the elements of a hardened environment.
Irv Bard is a Lending Officer with Farm Credit Services of America, a customer-owned financial cooperative. Farm Credit Services of America is among the strongest, most financially secure lenders for agriculture. They are a leading provider of credit and insurance services to farmers, ranchers, agribusinesses and rural residents in Iowa, Nebraska, South Dakota and Wyoming.
Danielle R. Bettencourt is an environmental, public land use, and natural resources attorney with Fairfield and Woods PC. She has over a decade of experience working on federal and state land issues in various states including in Colorado, Wyoming, North Dakota, Arizona, and Utah. She works with local governments, grazing associations, ranchers, and natural resource producers.
Constance E. Brooks is the owner of CE Brooks & Associates PC. She specializes in federal regulatory issues, ranging from aviation noise and land use [Airport Noise and Capacity Act and NEPA] to natural resources and related environmental matters, for mining, mineral leasing, rights of way and access rights, livestock grazing, as well as federal and state land use planning.
Jessica Crowder serves as Executive Director for the Wyoming Stock Growers Land Trust. Prior to joining WSGLT, she was the policy director and a policy associate for the Western Landowners Alliance. She served as a policy advisor for former Wyoming Governor Matt Mead, a position she held for over four years. She has also worked as a policy analyst for the Wyoming Department of Agriculture.
Theo B. Hirschfeld is the owner of TBH Appraisal Company. As a Certified General Real Estate Appraiser, Theo holds the highest level of certification within the appraisal profession. For the past 26 years, he has specialized in the appraisal of farms, ranches, recreational & investment properties, vacant land parcels, and other complex real estate valuations.
Jeffrey S. Mason is an attorney and President of Sovereign State Title Company LLC. He provides title insurance and settlement services in all 23 counties in Wyoming with an emphasis on farm, ranch, and other large land transactions. He is an experienced title examiner, having built his legal career examining surface and mineral title throughout Wyoming and other Rocky Mountain states.
Tammy J. Powell is a real estate consultant and the owner of TJP Consulting LLC. She provides consulting services for law firms, owners, buyers, sellers, Realtors and through 1031 Tax Deferred Exchanges. Her career started with Albany County Pioneer Abstract Company and Tammy opened her own title, escrow and exchange company after only 11 years of experience.
Jack Sauther, CPA, is a Certified Public Accountant, real estate broker and registered investment advisor, and the founder of Top Hand Realty Advisors, Inc. Since 2004, He has specialized in working with generational agricultural families who are selling high value ranches and farms and want to avoid or minimize income taxes paid on the sale while using a 1031 exchange to reinvest into real estate.
Michael S. Swan is the Owner & Managing Broker at Swan Land Company and has been a licensed agent since 2002. Working on his family’s cattle ranch, Mike developed a tireless work ethic and a strong ranching background. Combined with his passion for the West and marketing/sales experience, Mike has become one of the premier ranch brokers in the Rocky Mountain region.
Gage Hart Zobell, an attorney at Dorsey & Whitney LLP, focuses on natural resource, agricultural, and renewable energy development. He assists oil & gas, mining, renewable energy, and agricultural clients with acquisition and divestiture, project development, permitting, and operating their projects. He reviews project development plans and title insurance commitments.
